JOB SUMMARY

A Loan Servicing Representative works under general supervision to perform various routine to moderately complex support functions to ensure proper servicing, accounting and maintenance of mortgage, commercial or other loan transactions.

ESSENTIAL FUNCTIONS

· Interacts with other departments, vendors and agencies; such as MI companies, tax and insurance vendors, to ensure efficient customer service and processes and identify and resolve issues. Formulates sound decisions that minimize financial and compliance risk.

· Performs research to evaluate the accuracy and timeliness of system maintenance in the servicing system.

· Researches and responds to routine to moderately complex inquires from customers, other departments and outside venders via phone, letter or e-mail.

· Generates routine to moderately complex correspondence, ensuring proper spelling and grammar.

· Works exceptions; monitors information on various data bases.

· Analyzes escrow accounts for ensure proper escrow balances.

· Determines accuracy of various calculations. Investigates and reconciles discrepancies.

· Performs basic to moderately complex financial transactions and/or general ledger accounting tasks via the loan servicing system.

· Types and generates vouchers, invoices, account statements, etc.

· Maintains accurate and orderly records and files.

· Creates, generates and distributes reports. Interfaces with technical personnel as needed.

· Recognizes consistent errors and makes recommendation to Supervisor or Manager for resolution.

· May monitor and update customer specific tax lines.

· May perform functions that ensure adequate insurance coverage exists and is maintained for all loans added to the servicing portfolio.

· May perform functions focused on processing special or irregular loans including payment option adjustable rate mortgage loans, interest only, soldiers and sailors, repurchased loans.

· Maintains good customer relations and responds to direct customer inquiries, including assumptions, payoffs, statements, billing and general inquiries regarding the customer's loan.

· Enters, retrieves and monitors data into loan system, ensuring its integrity.

· Validates loan information on system with documents in the loan file.

· Processes manual payments, payoffs and payoff quotes.

· May perform functions focused on the prompt and accurate application of payments to customer accounts.

· May review mortgage loan file documents to ensure Bank and Investor requirements are met and that all required documentation in such files is accurate and properly executed. Utilizes loan document file/document tracking systems to ensure proper auditing and tracking of files.

· May compare data from documentation to the origination and/or servicing systems, verifying accuracy.

· May research, input and correct data errors through investor's software when necessary to ensure proper data delivery to investors. May negotiate acceptability of collateral documents and resolve differences post loan delivery with investor representatives.

· Performs work in compliance with privacy laws

· Keeps current on federal and state laws, regulations and exceptions affecting assigned or other related areas.

· Participates in training programs as required or recommended by Manager.

QUALIFICATIONS

Education and experience

· High school diploma or equivalent.

· Minimum two years experience in loan servicing or equivalent experience in a mortgage, title, real estate or other related financial services environment.



Knowledge, skills and abilities

· Good knowledge of loan documentation and terminology used in assigned area.

· Good knowledge of the fundamental concepts in loan servicing related to assigned area.

· Computer literate with proficiency in word processing and spreadsheet applications.

· Good verbal and written communication skills.

· Good decision making skills.

· Good math aptitude.

· Good research and analysis skills.

· Good organizational skills.

· Good customer service skills.

· Ability to handle multiple tasks and meet deadlines.

· Ability to complete applicable loan service training and demonstrate skill sets.
